Canadian housing starts trend higher in June
The trend in housing starts was 258,295 units in June, up from 252,444 units in May, according to Canada Mortgage and Housing Corporation (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.
Canadian home sales down again in June, but declines are getting smaller
- National home sales fell by 5.6% on a month-over-month basis in June.
- Actual (not seasonally adjusted) monthly activity came in 23.9% below the June record set in 2021.
- The number of newly listed properties was up 4.1% month-over-month.
- The MLS® Home Price Index (HPI) edged down 1.9% month-over-month but was still up 14.9% year-over-year.
- The actual (not seasonally adjusted) national average sale price posted a 1.8% year-over-year decline in June.
A writ of eviction from a housing
On May 17, 2022, the Court of Québec rendered a decision in the context of an objection to a writ of eviction from a housing. In this particular case, a decision was rendered by the Administrative Housing Tribunal, terminating the lease and ordering the eviction of the occupants due to an appeal by the landlords for recovery of three (3) months of unpaid rent.
The Court considers the cultural point of view and declares that the landlords are in good faith when repossessing a housing
The landlords are asking the Administrative Housing Tribunal to allow them to repossess a dwelling as of July 1, 2022 to house their son Aquab Abbas. This case is heard with the file of Aquad’s brother, their eldest son Atif Abbas who asks to occupy for July 2022 the adjacent housing that is rented to the sister of the tenant. The landlords wish to repossess two (2) dwellings that are occupied by two sisters.
