The lease is an essential document in the relationship with your tenant
Too often landlords rely on a verbal agreement to enforce the lease.
This is often the case for the no-smoking clause. Many rental housing owners contact us asking for the respect of a verbal agreement on the prohibition of smoking in a dwelling, in vain unfortunately, unless there is a clear writing.
Yes, rental owners already have good practices

Rising interest rates: Rate of increase for major work also on the rise?
Certificates are also experiencing rate increases. Take the 5-year Guaranteed Investment Certificates which is used for the calculation of rent increase according to the Administrative Housing Tribunal (TAL): the rate has increased from 2.95% as of July 13, 2022 to 3.45% as of July 20, 2022.
At the beginning of 2022, on January 5, this same certificate was at 1.25%.

RENT-SETTING: How to obtain reimbursement of the request costs?

It is clear that the Tribunal rarely grants the payment of these costs by the tenant.
The security deposit: According to the APQ survey: Useful for 85.75% of the respondents
According to the latest APQ survey conducted for rental housing owners, the security deposit is more than necessary according to public opinion: “In your opinion, would the security deposit be useful?”
