With the arrival of autumn, property owners face new challenges. After the moving period and adapting to new tenants, it is the onset of colder temperatures that cause headaches. Windows that don't properly close, breakdowns in the heating system, complaints about the ambient temperature, etc. Knowing how to recognize the weak points of your systems and who to turn to for professional advice can help make things easier.
Concerning the legal obligations imposing a minimum temperature to be maintained in your building (see: «Start-up of the central heating system» by Me Reed on p. 3), why not try to maximize the efficiency of your buildings and lower your heating bill and possible cost of work required by inadequate temperature. Inadequate or improper insulation can lead to problems more annoying than a simple draft: molds, burst pipes burst caused by freezing, cracks, condensation. All of these can involve important costs in the medium and long term.
Since 1977, the Energy Efficiency Agency /l’Agence de l’efficacité énergétique (AEE) assists Québecers in managing their energy use by offering services to the owners and to the tenants. An evaluation of your energy consumption, financing programs, renovations and energy efficiency certification for qualified buildings are some of the many strategies offered to increase the value of your buildings and the comfort of your tenants, reduce your ecological footprint and help you save money, especially if electricity and heating are paid paid by you as the landlord.
For the owners of duplex and triplexes, the AEE now offers the Rénoclimat Program, which enables you to receive financial assistance for renovation work to increase the energy efficiency of your buildings. Several programs are offered to you, from the Novoclimat Certification for new construction, to a pilot project for solar-powered heaters. Why not involve your tenants in this ecology project? They can request a free consultation within the framework of the Éconologis program ¹. Reducing energy consumption and cost is an advantage for you as much as for your tenants, and makes it possible to create a place for involvement which encourages good relations on both sides.
Getting involved in ecological actions is an investment which helps to reduce of your long-term costs, makes you part of innovations in housing, all the while getting you to do your share for the environment on a human and grassroots level. The APQ, in partnership with outside companies who can assist you in your projects, supports the initiatives of its members in this field. Do not hesitate to contact us if you any questions.
¹ This program is open to low income tenants only.
