The new reality of rent increases

When I calculate a rent increase:

1- Must I disclose the revenue I receive from allowing a cellular phone antenna mounted on the roof?
Yes, one must disclose it as ‘other revenue’ at the beginning of the form.


2 - I have a dual-energy heating system. Must I enter the cost of the two fuels?
Yes, in each box for each fuel (electricity, gas and/or fuel oil)

3 - I have carried out renovation work and I received subsidies for those. In which box must I register these subsidies?
In none of them. You must only subtract the amount of the subsidy from the cost of the work done and enter this amount in the appropriate box (major work to the entire building or specific work to a dwelling) according to the type of work done.

4- I did work in December 2011 for which invoices were issued in January 2012. In which year do I apply the expenditure?
Apply it in 2011 because that is when the work was completed.

5- I had a property tax decrease. What are the possible consequences?
If the work and the other increases cannot compensate for this decrease, the tenant could be entitled to a decrease of his rent if you submit a request to set the rent at the Rental Board.

6- The tenant has had a wood burning stove for several years and someone told me that it doesn't conform to standards. I want to have it condemned. What are the consequences?
The wood stove is a service offered to the tenant. If you remove it, the tenant will be entitled to a reduction of the rent. Very often this reduction is easier to grant and less expensive than to replace and repair the current stove.
